A clear and confident architectural statement. An urban home dedicated to nature. And ultimately: a residential property that allows you to experience and enjoy Schwabing in an entirely new way. AM SCHWABINGER BACH, the residential icon in the vicinity of the English Garden, is all that and more.

AM SCHWABINGER BACH

ARCHITECTURE AND DESIGN

Elegant, extravagant and thoroughly surprising: the architecture of AM SCHWABINGER BACH is exemplary and blazes new trails. Enormous glass surfaces, lush open spaces and organic lines create buildings that appear dynamic due their exciting gradation and, thanks to their overall sculptural form, radiate peace and harmony. The architecture of AM SCHWABINGER BACH has taken on the task of doing justice to its sought-after location and the standards of its future residents. The result is that the architecture not only represents the shape and design of the building, but also sets the stage for extraordinary enjoyment of living.

The Neighborhood

THE NEIGHBORHOOD

Schwabing! Hardly any other part of Munich bears a name so closely associated with the city’s attitude towards life. Schwabing is shaped by art (especially the art of living), literature, the collegiate influence and the reverberations of its former reputation for bohemian living. When coming from the north, Schwabing is the gate to the downtown area. But many people are happy to stay in Schwabing once they get there.

HEADING

NEWS FROM SCHWABING

HIGHLIGHTS

Active, lively and in a constant state of change: Schwabing – once its own village and older than Munich itself – is forever young. Extended by the neourban Parkstadt Schwabing district on the one side and soothed by the tranquility of the English Garden on the other, it brims with energy in the middle: if you think you already know Schwabing, then you should take a day to explore it. You have no idea what you’ve been missing.

SCENE

On the go, constantly changing and always looking for new things: that’s what the scene is like. This means that many hot spots don’t stay popular for long, because curiosity rules: Yesterday’s destination for hipsters can’t still be trendy today. One famous exception to this lack of continuity: Schwabing. Savoir vivre has been celebrated here since the 19th century, inspired by the artistic surroundings. Scarcely any trendy location has the staying power of Schwabing.

NATURE

The English Garden is among the largest parks in the world, is loved by all Munich residents and is the green lung of the city: Here, in Schwabing, you are especially close to the English Garden and can spend plenty of time there following the Isar River to the south or the north. In addition to the river, the English Garden features streams and the artificial lake Kleinhesseloher See. And Munich just wouldn’t be Munich if a few beer gardens didn’t make use of the shade offered by the park’s trees.

SHOPPING AND DINING

Bar after bar, restaurant after restaurant: Leopoldstraße, the main street for nightlife and taking a stroll, is well known and certainly no insider’s tip. But Schwabing doesn’t need any secret tips: Just heading to historic Altschwabing and seeing what happens was always a good idea. If shopping is your thing, then you’ll be well served by what Hohenzollernstraße has to offer.
